Terms and Conditions

You must be over 21 years old and have read and understand the terms of this Agreement and accept all its obligations in your name, and on behalf of all the other guests in your party, under this Reservation. I accept that my electronic signature constitutes a valid consent method. This contract is signed in State of Florida and by Booking and Staying at Manatee Palms, you are submitting to Personal Jurisdiction of State of Florida, Manatee County.

By Booking and registering at Manatee Palms, you agree to abide by the following rules and policies, including reading entire hotel information page.

General Conduct:  
Respectful Behavior:  Always maintain Respectful conduct towards other guests and hotel staff. Please ensure that you maintain appropriate noise levels, especially during designated quiet hours between 9:00 pm to 7:00 am. Property is comprised of historic converted buildings with some sound proofing; therefore, your consideration is appreciated. 
Check in and Arrival: Online Check-in is required for all quests and must be completed before arrival at the property. Guests must have submitted their documents and photo prior to arrival. Lobby is closed from 9:00 pm to 7:00 am. Check in is between 3:00 - 9:00 pm. If you are arriving past office hours, please communicate your arrival well in advance and make sure you have made arrangements to do remote check-in and late arrival. 
No Disruptive Activities: Refrain from engaging in any activities that may disturb other guests, such loud parties, excessive noise, or disorderly behavior. Hotel reserve the right to ask you leave the property if you are disruptive to other quests. 
Personal Responsibility: You are responsible for any damage caused to the hotel property by yourself or your guests, including removing items from the room such as towels, vases, furnishings and etc. You are further prohibited by having glass bottles outside of the room or around the pool area. More importantly you will be charged for repairs or replacements. 

Room Usage: 
Occupancy Limites: Only registered guests listed on the reservation are permitted to stay in the room, and exceeding the number of registered guest or maximum occupancy will result in charges for each additional guest for entire duration. Please note definition of guest staying as any person using in room facilities such as shower, beds for any duration of the time. 
Guest Identification: Provide valid identification upon check-in. Everyone who may stay, shower, use the room for any duration of time, must be identified and added to the guest list. 
Smoking, vaping, e-cigarettes and legal Marijona or illegal drugs Policy: Use of any of the above is not permitted on the property in or outside of the room and you will immediately ask to leave and will be charged cleaning fees and $1000 fine: without exceptions. 
Lost and Found: Report any lost items to the front desk immediately. Hotel will make all attempts to locate your lost item but cannot guarantee their return. The hotel is not responsible for any items left behind or valuable left in the room unsecured   
Valuables:  Take your valuable with you and report any suspicious activity to the front desk.

Parking:
Automobile Parking:
 We are downtown property with limited parking space. We provide parking as first come first serve. You are allowed one vehicle per room. If you need additional parking, make sure you communicate it in advance and are willing to park one vehicle outside gated area. It is your responsibility to communicate with hotel about what type of vehicle you might be bringing. We cannot guarantee that you will have parking space within certain area or proximity to your room. Hotel is not responsible for any theft or damage to your vehicle. Keep in mind, parking space are 8 feet by 16 feet, we are not able to accommodate large vehicles within the gated area. Additional parking is to the southside of the hotel. Furthermore, as small hotel we do not provide handicapped parking area.

Amenities and Services: 
Room Amenities:  Each room has specific amenities. If there are amenities that are important to you; please check and make sure that the room, you have booked includes amenities that you will need. There may be rooms that includes them at higher rate or if available, we can add it to the room at daily rental charge. 
Pool Usage: Adhere to pool rules, including appropriate attire, and at all times no children under the age of 12 shall be unsupervised around the pool area. Pool hours are from 8:00 am to 9:00 pm; please use the pool during designated hours of operation. 
Guest Access Codes: User your assigned access code to access your room and access codes to access common areas. Do not share codes with anyone who is not a registered guest. 

Payment and Reservations: 
Payment Methods: Reservation is not confirmed or guaranteed if we do not have full deposit for entire stay. For those guests booking and paid via other travel agency, you must have a valid credit card in place prior to arrival for additional charges or security deposit. We accept major credit cards and cash. As per hotel policy any applicable refunds are issues with 7 to 10 business days for all credit card payment and 10-14 days a check will be issued for anyone who paid cash.   
Security Deposit Requirements and Release: There will be security hold on credit card on file with the office and ability to secure $300.00 or 10% of total stay. These funds will be released within 72 hours of check out, if hotel does not inform you of any damages. 
No-show Policy: Unless you have made prior late arrival arrangements, Failure to check-in during designated check in time, you can check in the following morning if you reservation is more than one evening or it will result in total loss of your reservation and entire deposit.   
Act of God: Hotel is not responsible for loss of reservation or loss of use of the property in event of Storm, hurricane, flood or any other natural disaster that occurred in the geographic area that Manatee Palms is located or renders Manatee Palms unable to provide accommodations. We will make attempt to offer you credit for future. 


Cancelation Policy:
Hotel does not offer any early departure. There may be early departure and cancellation fees up to entire amount of your stay for non-refundable rate. All Non-Refundable rates are not subject to any refund at any time after booking. For anyone who has booked their reservation via an online travel agency, please do not ask our guest representative to change or cancel your reservation. We do not modify or cancel any travel agency booking. Contact them and we encourage you to purchase travel insurance.

Non-Refundable reservation terms are as follows: Full Reservation Deposit is required at the time of reservation and there is no refund on early checkout; reservation can be cancelled; however, all deposits are forfeited. Reservations are not confirmed until full amount of deposit is received. Non-Refundable Rates are not entitled to any refund. 
Refundable reservation terms are as follows: 
Deposit is due at the time of booking to confirm reservation, if deposit is not received your reservation maybe cancelled and you may be denied check-in. Refundable rate may be cancelled in writing via email; no cancellation request is valid via phone. Cancellation request must be received 7 days prior to arrival to be eligible for a refund. Any cancellation received within seven days of arrival are subject to non-refundable rate policies and no refund is issued. No early checkout is allowed on any reservation, and no refund is issued on any guest checking out early.
Online Check-in is required at least two days prior to arrival. Please check email for automated online check in email. 




Guest Responsibility: 
Pets: No Pets allowed at Manatee Palms. If you bring a pet without Manatee Palms written consent (must be in writing), hotel will ask you to leave the property, and you will lose your entire stay. Additionally, you are responsible for pet cleaning fees of $500.00 that will be charged to card on file. 
Outside Food and Beverages: Restrictions applies to any food and drinks purchased outside of the hotel. This applies to alcohol around the pool area. 
Visitors Policy:  Notify the front desk if you have visitors, do not share any codes; including gate codes with visitors and ensure they adhere to hotel policies. 

Eco Friendly Policy: 
AC and Heating: For Florida hotels, a comfortable and energy-efficient temperature setting during the winter is 68 and summer is between 78-80. At Manatee Palms we maintain 69-71 for heating and 73-75 for cooling. There are electronic sensors and thermostat that we are remote-controlled to ensure to keep proper temperature. 
No More Plastic Bottles: We no longer provide plastic water bottles for the room. However, we provide you with glass bottles that are filled with filtered water and refilled daily. 

Housekeeping:
Linen /Towel Service and Policy:
 Towels are Changed only every other day or if you leave them on the floor after the second day. If you wish not to have them changed on second day, hang them up. Do not use any hand, or bath towel for removing makeup. There is a makeup removing rag provide with each room. If you need additional rags, we can provide them for you. Sheets are changed every four days which is part of overall full cleaning schedule. Please note that we will charge towel replacement fees for use of towels as cleaning or makeup removal rags. 
Disposable rags, wipes and tampons: Nothing other than toilet paper is put in the toilets. No matter if they are safe for toilets or not. We can provide you with additional trash bags for their disposal. You are responsible for damage caused by disposal of these items in the toilets. 
Daily Services: We require and perform daily service to ensure we remove all trash and ensure rooms are in order. 

Communications: 
Communications during your stay: Communication is important: Please read all emails and text message that hotel sends during your stay. These instructions are imperative to smooth stay and more enjoyable visit. Hotel sends various pre-arrival emails. Please look at the map and parking and read about check in policies and hours. We encourage our guest to communicate any staff shortcoming to the front desk or via email. Any communication that is harassing, extorting in nature or is quit pro que will result in hotel cancelling your reservation and hotel at its own discretion may not refund your deposit. 
Review Policy: You are encouraged to share your experience with other guests you are also encouraged to discuss your concerns prior to posting online. However, if you post and make post negative rating that are related to hotel previously published policy or post negative rating that are false and proven by posted documentation online, within guest registration or hotel information page. Your will be charged $1000 for removal fees and furthermore, hotel will seek reimbursement for costs associated loss of business, collection fees and attorney fees for removing false or misleading reviews.
